Starting an assisted living home is an amazing journey.
You get to care for others, build something special, and make a difference every single day. π
Today, I want to show you around one of my homes in beautiful Colorado ποΈ and share how we used grant money π° to make it safe, cozy, and totally resident-ready!

The Power of Grants in Assisted Living
Running an assisted living home can get expensive fast—especially when you’re fixing up a property. π¬

Thanks to grant funding, we made our Colorado home better than ever—inside and out. Let's take a look…
Exterior Improvements: Safety and Accessibility
We started with the outside to make it safe and welcoming.
Here’s what we did:
β New driveway – No more cracks! We resurfaced the asphalt.
π³ Removed messy bushes – Cleaner look and easier to walk around.
π οΈ Added railings and concrete paths – So residents can move around safely.
πͺ΅ Put in a new fence – Keeps the home private and secure.
Now, the curb appeal is awesome, and it’s much safer for both residents and staff!
Interior Renovations: Modernizing the Space
Let’s talk about what changed inside:
π©π³ Kitchen Makeover
We gutted the kitchen and started fresh:
β¨ New cabinets
π New appliances
π° New sink and faucet
Now it’s not just pretty—it’s super functional for meal prep!
ποΈ Bedroom Refresh
Some bedrooms got a makeover too!
We made sure:
Every resident has their own space
We added wardrobes for storage (No closet? No problem—most states allow wardrobes instead!)
π₯ Fire Safety First
Safety is HUGE in assisted living. Here’s what we added:
π An upgraded fire panel
π An upgraded fire escape for emergencies
These updates help us meet state safety rules while keeping the home's original charm. π‘
ποΈ Basement + Attic Makeovers
We didn’t stop at the main floor!
We made the basement and attic super useful, too:
Downstairs:
ποΈ Comfy sitting area
πΌ Admin office
ποΈ Extra bedrooms
π§Ί Updated laundry room
π₯« A new pantry for food storage
Upstairs:
We kept the home’s old-time charm but made it fresh and useful! Some rooms are shared, some are private, so there’s something for everyone.
ποΈ Blending Old + New
This home was built in the 1890s—that’s over 130 years ago! π²
It’s full of character and history.
We kept:
πͺ The beautiful bay window
𧱠Some of the old designs and woodwork
And we mixed that with modern touches to make it feel both cozy and up-to-date. π₯°

[Music] hey friend it's Brandon Gustafson welcome to Assisted Living investing excited to have you here with me on the channel today I help beginners like you launch their Assisted Living business in the next 12 months for those of you that have been watching for a while I've been talking about my grant and the different things that we've been able to do there and today I wanted to kind of go through an overview of the house and and what we've been doing so excuse all the construction and everything that's going

on there uh cuz we've got a lot going on and we've got a lot to to kind of show you what's going on here in our house but this is our house in Colorado so I'm going to flip around all right so this is the house here so we're going to walk through the property here and and see what we so we have a bunch of guys here that are doing the construction project for our house this is the house though uh you can see up there this is our house in Colorado we actually redid all of this asphalt work here um this where

all these rocks are that used to be plants these these shrubs that are over on this side and we had a bunch of shrubs here we put in this new railing we've got just new asphalt and then up here also on the exterior we made a bunch of changes and put in a bunch of extra concrete here as well which is really exciting so excuse the noise if you hear that if you see any contractors or anything like that there might be a few people and that's totally fine so all right so this is the spot we actually only had this little tiny

section here of concrete we added in an a whole bunch of extra concrete and we have we got stuff kind of pulled out and staging areas for construction but we didn't have nearly as much concrete we're going to be getting new windows and new doors here as well up here on the hill we actually have deer that that come and play around a little bit earlier had a few bucks out there which was kind of fun to see um but right now we just have a bunch of extra old stuff and we're going to head into the house

right now we'll go in here on the main [Applause] floor and you'll see there's just a lot of construction going on um I'm just going to quickly walk through some of the different rooms so you can see what's going on in here bathroom in [Applause] here some of our residents this is our living space that right now is staging area for all the stuff that's going to happen in the kitchen so we got kind of a lot going on this is our nurses station right here and this is the kitchen that has been completely gutted

and we're going to be putting new cabinets new um appliances and everything in there here's another bedroom as you can kind of see there's no closets in in these rooms and that's because it's not a requirement actually uh to have a closet some states it might be but here in Colorado it's not as long as you have a wardrobe they have to have a space for that but you're going to have to uh you're going to have to have a space for clothes doesn't necessarily need to be a

closet though this is our staff bathroom right here here's our fire panel so if you've ever wanted to see what a fire panel looks like uh there is a fire panel right there for you and then this is exterior and just a quick closet there so we're going to head upstairs first then we'll go down to the basement I should have started in one spot U but you can see here for those of you that have wondered about stairs we have a lot of stairs here in in our house um a lot going on here and then this hallway here

this is actually a non-functional shower weirdly enough uh this is a bedroom over here we're just going to sneak in actually I'm going to leave it closed I think it's paint right now we're to leave that closed uh we're doing a big project here in this bathroom we've done this that one's being done make sure I don't trip over anything here's a bedroom right here so this bedroom is um this one has a closet a few of our rooms do have closets just not all of them because it's not necessarily a

requirement across here we're getting brand new flooring here in the house as well so a lot of stuff going on uh this room has closets in it as well we're getting brand new windows you see that those stairs right there are fire escape for our house as well so we have rooms that are up in the attic area actually we'll go up there here in a second this is just a nice little seating area that we have a really cool set like this house for those of you who have heard this about about the house

before it's built in the 1890s it's a very old house very has a lot of cool character to it um it's just needed some updating I'm going to see if I can get into this room here really quick I've got a bathroom in here that's getting done here good so you can see here bathroom's been gutted we're doing a lot of work there um and there's a closet over here uh some of these rooms are shared rooms some of them are are private rooms and for those of you introduce my

dad this is my dad he's my partner on these so uh we're here just walking the property today seeing all the construction that's going on so we're going to head upstairs to the attic area and then we'll go down into the basement area I thought I went to the wrong spot all right some more stairs as you can see we got a lot a lot of stairs going on in this in this house have an attic storage area over here um some really old cool wallpaper here as I me the house has a lot of character this is I just found a little

storage SL seating area for the residents that live up here in this room this is a 3/4 bath that we are updating the uh bathroom here on just making a little show there and then we have two residents that are in here then out to the fire escape out there those stairs that we saw over on that side here this is our fire escape um so you can see here this is required by the state for us to have because of just the way that the the house is made up uh so we're going to come down here all the way to the bottom and then we'll go down

around to the basement so I don't have to walk through all the stairs inside of the house but this is all right let's keep going down the stairs there's a lot as you can tell through our grant we also were able to put in a new fence over here which was which is really nice very much needed there a lot of stuff going on here in the in the house with this grant making a lot of really good progress on this we're doing kind of an extreme home makeover Edition here with all the work that we're

doing these are so these are some of the rooms that we were in on that main floor right there and right there and this is the door that's over by the fire panel just to orient yourself with where you're at in the house right now here on the the exterior level one thing we're a little bummed about is this window here really cool window uh it just kind of matches and goes with the historicity of the house we're going to be able to keep the bay there but we're not going to be able to keep the all the little

intricacies of that which is a little bit of a bummer but it works we're also going to be getting a new porch here a new front porch which would be really nice it's very much needed uh it's it's outdated it's worn out it needs some work done there for sure then we're going to come around here and head into the basement level so this door uh is going to be a double door right here uh just kind of so that we can get in really easily this is a bedroom actually um it has a couple of spots here for

closets we have two residents that stay in here and then uh as we go through here this is a storage SL little seating area and then we have like our little closet utility closet uh for mechanical stuff this is a a seating area right now we have the power off down here in the basement so it will be dark here for a second we're walking through here uh but this has we'll have couches and TVs in here and then this is closet this is a bedroom for residents as well new flooring throughout we got some closets

in here new windows again uh just a lot that's going on here for the house um as we walk through here we get into this is a bathroom over here it's been gutted bathroom SL laundry room hopefully the lighting is probably horrible in here I don't know how all this will come through on YouTube but we've got that's a shower or will be a shower behind me is where laundry goes washer dryer and then over here is like a a wash sink for that coming across here the hall this is actually our

administrator's office so this is where where she does her work inside of here uh and doing some upgrades in this house as well or in this room as well it's underneath the stairs storage we usually have like a deep freezer right here actually a standup freezer but just a freezer and then this room super dark in there so I'm not going to go in there cuz it'll be horribly lit but that is a pantry for us this is where we keep all our food for our residents and pretty size well you can walk in there a few

people can be be in there and handle what that looks like being in there and handle how that all works so we're going to head back outside and hopefully it's not as loud out there try to get away from the generator and then take sure that or look at the entire house that's hope all right so as you can see we've got a lot going on here at the house a lot from this Grant and and making some incredible improvements to the house and what we're going to be doing here making it a lot better for the residents and uh
